Market Conditions for Rocklin & Roseville, California

May 31, 2013 __ There are 366 active listings in the Rocklin and Roseville area. The number of active listings has dramatically decreased over the last few months. The market is drying up. There are 157 short sales of which 147 have offers submitted and waiting for lender approval. There are 17 REO (bank owned) properties available for sale. In the meanwhile, there are an additional 396 pending sales with average of only 22 days days on the market .. they are being snapped up quickly.

in the last 3 months, there were 743 sold listings which indicates excellent turnover activity.  List price to sales price averages is an excellent 101% indicating that many properties have been overbid (sold for more than list price - almost always due to multiple offer situations).  Average days on market for all sold listings was a brisk 21 days on market.
