This is a VERY GOOD TIME TO BUY... Looking at 2007 in a capsule,
GRASS VALLEY had an "Average" SOLD Price of $478,546. (reflecting 95.33% of original asking price which took 138 days on market).
This Grass Valley area includes McCourtney area, Alta-sierra sub-division, Pearsdale, Chicago Park, Lake of the Pines and
So. County Properties.
Currently, 385 single family homes are offered for sale with an "Average" asking price of $555,050.
while the current MEDIAN Active price is $619,039. Interestingly, there were 1230 single family homes newly listed for sale
during 2007 of which 409 SOLD, 619 were Withdrawn, 342 had Expired. 75 properties were put back on the market with a new plan
of action or a lower price; these were either expired, withdrawn, or perhaps properties that fell out of Escrow due to lack
of financing caused by Appraisal values being off. There are currently 25 pending sales from 2007 nearing final closing. While
the average sold price was higher, the MEDIAN SALE PRICE was $455,000. Other sales not included in these averages were condos/mobiles,
land, commercial, nor multi-family.
Finally, sales of existing single-family homes are on the rise, modestly. Sales
rose by 0.5 percent in January, compared to the previous month. This would translate to an adjusted annual rate of 4.34 million
homes in January - up from 4.32 million in December, according to a report from the National Association of Realtors on March
1, 2008. It's the first up-tick in sales volume in the past year.
"The general conclusion of our economists is that
we are scratching the bottom of the market," said Iverson Moore, a NAR spokesman. "As new home construction continues to slow
and existing home inventories are reduced, reflecting the four million new jobs created during the last two year and there
is continuing demand for housing, the overhang should be reduced sufficiently so that a robust expansion of home sales should
begin - probably in the second half of this year."

Historic Fed Move Cuts Both
Ways for Borrowers...
Hot on the heels of its surprise inter-session rate cut of 75 basis points last week, the Federal
Reserve cut key interest rates again, the fifth straight cut since September 2007. In its statement last week, the Fed said
it had decided to cut the federal funds rate "in view of a weakening of the economic outlook and increasing downside risks
to growth." In other words, economic data suggests the US is on the brink of recession, and the Fed is acting accordingly.
