The median price in Granite Bay is $910,000. approx. while the average price Sold was $980,000. SOLD prices ranged from
as low as $325,000 for a small fixer home and up to $1,999,000. for a lovely Country Equestrian Estate. Interestingly, the
listing inventory offeres more than 200 properties with an average asking price of $1,300,000.

Hot on the heels of its surprise inter-session
rate cut of 75 basis points last week, the Federal Reserve cut key interest rates again, the fifth straight cut since September
2007. In its statement last week, the Fed said it had decided to cut the federal funds rate "in view of a weakening of the
economic outlook and increasing downside risks to growth." In other words, economic data suggests the US is on the brink of
recession, and the Fed is acting accordingly.

The resiliency of the housing sector continues to amaze everyone and Upper-End Home Sales Remain comparatively
Brisk in a few Northern CA communities. The increasing numbers of step-up home buyers, "those Baby-Boomers", are often particularly
persistent in finding and purchasing their next dream home. While the rest of the Sacramento Valley is taking huge price drops,
