* The Buyers
Agent is usually paid through a closed escrow directly from the Sellers Listing Agent. This earned fee is
paid ONLY IF there is a successfully closed escrow... in otherwords only if the property is sold. A Buyer
does not typically pay the Realtor fee; Sellers pay a fee to their agent, and then the Seller's agent splits it with
the Buyer's agent.
When a property is not listed
for sale on the MLS (multiple listing services) and instead is offered For-Sale-By-Owner *... you will especially
want a Real Estate Professional to keep you safe and attend to all the duties (see **BUYERS GUARANTEE) If the Buyer allows her agent
to approach the Owner before the Buyer does, a Seller imay be happy to pay that agent to represent the
Buyer. A FSBO welcomes the help of an agent; they just don't want to pay the typical 6% fee, so they are willing
to do the marketing themselves and pay the Buyers Agent his usual 3% fee that has been earned in representing
the Buyer through all of the different stages of searching for property and then writing the offer and protecting the Buyer
Legally in so many ways, that there is now an eight page contract. The Realtors job doesn't stop there; the
buyer and agent will work closely for the normal 30 day Escrow period until the loan is funded and recorded in the buyers
name.
So, basically, the Buyer receives
free Realtor services because the Seller is paying the Buyer's agent. This service can prove to be invaluable to
the buyer to have separate representation, whether it is dealing with the Sellers real estate agent or when dealing with For-Sale-By-Owner.
