    You should Consult with Team-Hopp before house hunting to determine in advance how much you can afford and the mortgage amount for which you can qualify. This step is called 'pre-qualification' and can save you time and trouble by making certain you are looking in the correct price range. No sense in getting your hopes up for a home priced above your Approved Price range.  The loan approval process* generally begins with an initial interview (by phone or in-person) where you and the mortgage professional discuss the potential loan. This includes a Free Consultation for you.

        * After you have completed the Application, you will need to gather these items:

    • Pay stubs (recent 2 months), W-2 forms, tax returns for two years
    • Your bank info... account numbers, branch address, plus past 3 months statements of checking and savings
    • Copies of Credit card statements for the past 3 billing periods, or if limited credit, then canceled checks for rent or utility bill payments, to show payment history and amount of revolving debt
    • statements on car loans, furniture loans, student loans and other retail credit cards
    • Copy of statement verifying source and amount of down-payment (Proof of Funds)
    • Any gift letters, if you are using a gift from a parent or blood relative. This letter simply states that the money is in fact a gift and will not have to be repaid.
    • Usually an appraisal fee will be paid upfront by you when you submit the mortgage application.
    • IF self-employed - Balance sheets and 2 years tax returns 
      • proof of employment such as business license and/or CPA letter
      • income verification such as Certified Profit & Loss statements 

    Having these items will help speed up the application process.  After you speak with us, you should have a general idea if you qualify for the size and type of loan you want.
